One of the largest master planned developments in the United States, Mesa Del Sol is described as a smart growth infill project, or a "wedge development". Mesa Del Sol was conceived as an antidote to the urban dysfunctions of larger commutes, sprawl, and the increasing hassles of everyday life in large cities. At full build-out Mesa Del Sol will contain:

• 1,400 acres for industrial/commercial/office uses
• 4,400 acres for residential and supporting retail uses
• 3,200 acres for open space, parks, and buffer zones
• 800 acres for schools and universities
